Rustic plot of land of 14.748 m2 for sale, with new building licence granted, for the construction of a single-family house, with one floor, swimming pool and garage, in the northwest of Sant Joan, in the centre of Majorca.

The project covers a total construction area of 295.98 m2, of which 207.06 m2 are of enclosed building surface, 26.39 m2 of covered porch, 22.97 m2 of open terraces and 39.56 m2 of swimming pool.

The house, designed by a renowned Balearic architecture studio, proposes an open-plan, modern and contemporary design in its interior, always respecting an exterior design in accordance with the urbanistic and aesthetic variables required for Suelo Rustico in Mallorca.

The proposal is developed in two volumes. One of them is the house itself and the other corresponds to the garage. The volume corresponding to the house is divided into two areas. In one of them the public life is developed and is formed by the entrance hall, the kitchen open to the living-dining room, a covered porch and an outdoor uncovered terrace. The second area is where the private life takes place and is made up of three bedrooms, two bathrooms, one of them en suite, and the corridor that gives access to these rooms.

The swimming pool is located in front of the living-dining room. Next to the kitchen, there is also a space for the laundry / drying room.

In an isolated volume there is a garage with two parking spaces, which is connected to the living area through an uncovered terrace. In the garage there is a machine room and two cisterns, one for drinking water and the other for rainwater collection. Both tanks have a capacity of 20 m3 each.

The basic project presented here was approved by the Consell de Mallorca and was granted a new building licence by the Sant Joan Town Hall on 14/09/2023.

At the moment we are working on the execution project, which must be presented to the town hall in March 2024. Once this last step has been taken, the construction of the project could start immediately, saving years for whoever buys it. The insular procedures for this type of project can take from 3 to 5 years depending on the town hall.

The municipality of Sant Joan, located in the Llano de Mallorca region, is a mainly agricultural area, largely dedicated to the cultivation of cereals. The land described here, as well as the surrounding land, is meticulously harvested in wheat and other cereals all year round.
