Vineyard in Santa Maria del Camí

**30,904 m² Vineyard with Merlot and Cabernet Sauvignon in Santa Maria del Camí**

Vineyard property for sale in Santa Maria del Camí, one of Mallorca’s municipalities with the strongest winemaking traditions. The property covers 30,904 m², just over three hectares, and represents an interesting opportunity for wineries, winegrowers, agricultural investors or entrepreneurs looking to develop a project related to the world of wine.

The vineyard is registered in the Vineyard Register of the Balearic Islands, according to an official certificate issued in September 2026. The plantation consists of Merlot and Cabernet Sauvignon, and the corresponding planting rights are recorded as having been exercised through replanting or replacement.

With its size, the property offers an appropriate scale for a professional yet manageable wine-growing operation. It may be particularly attractive to a winery looking to expand its productive area, secure part of its grape supply or add a new plot to its range of wines.

It also offers the possibility of developing an independent project: continuing to sell the grapes, collaborating with a winery or developing a private label with limited production. The combination of Merlot and Cabernet Sauvignon offers a range of winemaking possibilities, both for single-varietal wines and blends.

The location in Santa Maria del Camí provides additional value. It is an area closely associated with wine culture, well connected to Palma and home to wineries, winegrowers, suppliers and specialised professionals. This proximity facilitates vineyard management and the marketing of its production.

In addition to its agricultural potential, the property is also of interest as a heritage asset. A vineyard of this nature combines rural property, productive activity and brand appeal, making it suitable for an existing operation, a family project, a small wine brand or an investment linked to Mallorca’s landscape and winemaking tradition.

According to the Land Registry (Cadastre), there is a small 20 m² building, although the actual construction measures 50 m², dating from 1920. Its condition, current use and any potential works should be technically assessed. It is not presented as a habitable dwelling, and no extension possibilities are attributed without the corresponding planning and zoning confirmation.

Profitability will depend on the condition and age of the vines, production in each harvest, the cultivation system, maintenance costs and the final destination of the grapes. A technical and agronomic inspection is recommended in order to assess these aspects and determine the most suitable operating model.

Cadastral documentation and an up-to-date certificate from the Vineyard Register of the Balearic Islands are available. Additional information is available to genuinely interested buyers.
